Land Registry Access: Who Qualifies and What You Get

Learn how to access official property ownership records and what you need to prove to obtain an extract from the land registry.

This service allows you to obtain an official record of property ownership and any legal claims or debts tied to a specific piece of land.

Who it's for

Access to these official records is not open to the general public for casual browsing. You qualify if you are an authorized party, such as an agent who holds a valid power of attorney from a property owner. This ensures that sensitive ownership information is only handled by those with the legal authority to act on behalf of the owners or those with a documented, lawful reason to view the data.

What you get

You receive a formal document, known locally as a Grundbuchauszug. This is the definitive official record of a property's legal status. It details exactly who the registered owner is and lists any encumbrances—which are legal burdens or rights held by others—such as mortgages, easements, or other legal restrictions that affect the property.

What it costs you

Obtaining this document is not free. You will be required to pay a fee for each extract you request. Based on current standards, you can expect to pay approximately €10-20 per extract.

The catch to know

The most important thing to remember is that you must provide proof of legitimate interest. You cannot request a land registry extract simply to see who owns a house in your neighborhood; you must demonstrate a specific, legal reason why you need to see the ownership details and any existing debts or claims.

How to apply

  1. Gather your documentation proving your legal right or legitimate interest in the property.
  2. Prepare your power of attorney if you are acting on behalf of someone else.
  3. Contact the Amtsgericht (local court) responsible for the area where the property is located.
  4. Submit your request and pay the required fee to receive your official extract.
